Do I get to see the lease or sign it?
Yes, you will see the lease and sign it via esign, if you prefer, your property manager can sign on your behalf.
Do you sell real estate too?
Yes, we do it all. We can help you sell your investment property, purchase another, or a home for yourself. We are here for any questions you have in regards to Real Estate.
How is rent collection handled?
Online through Appfolio. You can see on your Portal when rent has been paid.
How and when do I get my rent?
You will get your payment by the 10th of each month. This gives time for the funds to clear and you will see it in your bank account through ACH.
How long of a lease do you sign?
No more than 12 months, but if tenant is qualified we will ask to renew their lease 60 days prior to lease end date.
What type of properties do you NOT manage?
We evaluate each property on its own merit and the ability of the owner to make repairs that may be needed. We do not manage properties that the owner is “strapped” and can not afford to make necessary repairs to the property or won’t allow repairs. This results in a bad reputation for the owner and especially us. Properties must be clean and in good repair.
How is my property shown when vacant?
All showings can be scheduled through our website or by phone. We can accommodate almost any showing type. Virtual Showings – An agent video chats with prospect to allow them to see the property. Self-showings – A prospect can register and schedule a viewing using our codebox system (Rently) with a one time code. This is our most popular and safest during COVID and after hours. Agent showings – An agent from our office or another brokerage will meet the prospect at the property and answer any questions they may have. Virtual Tours – are available online 24/7 to view the property anytime, anywhere.
